Our Fee Structure
At Ginkgo Residential Communities, we believe in transparency every step
of the way, especially when it comes to move-in fees and monthly reoccurring
fees. We understand that moving into a new apartment home involves financial
considerations, and we want to ensure that you have a clear understanding of
all associated costs. Below, we have outlined our fee structure so you can plan
your budget accordingly:
Move-in Fees
- Refundable Security
Deposit and Security Deposit Alternative:
- The security
deposit is equal to 1 month’s rent for approved applicants and 2 month’s
rent for applications that are conditionally approved. Deposits are
refundable upon move-out less any damages or unpaid balances. We offer a
security deposit alternative of non-refundable $400 one-time fee for
approved applications and $550 one-time fee for applications that are
conditionally approved.
- Pet Fee:
- If you are
bringing along a furry friend, a non-refundable pet fee of $300 is
required for the first pet and $150 for additional pets.
- Pet Rent:
- For pet
owners, there is a monthly pet rent of $25 per pet. This fee helps cover
the additional wear and tear that pets may cause on the property.
- Application
Fee:
- There is a
one-time application fee of $75 per applicant. This fee covers the cost of processing
your rental application.
- Administrative
Fee:
- An
administrative fee of $199 is charged to cover administrative costs
associated with preparing your lease agreement and other move-in
paperwork.
- Trash Fee:
- A monthly
trash fee of $25
is charged to cover the cost of trash removal services. This fee ensures
that our community remains clean and well-maintained for all residents.
- Pest Control
Fee:
- To maintain a
pest-free environment, there is a monthly pest control fee of $9. This fee covers
regular inspections and treatments to prevent and address any pest issues
within the property.
- Liability
Waiver Fee:
- A monthly
liability waiver fee of $9 is charged to cover costs associated with
providing liability coverage for the property. This protects you from
financial responsibility if you cause certain kinds of accidental damage
to the apartment. We strongly advise you carry your own separate personal
contents coverage policy to protect your belongings.
